I am delighted to share my experience in the purchase of my villa in Dalyan, June 2023.

I first saw Dalyan in April of 2023 after considering other communities along the Mediterranean Coast of Turkey. So many things impressed me about this village. I had been referred to another emlak and spent several days with the agent looking at properties. I was pressured to purchase and the experience created undue stress as none of the properties I was shown fit my needs.

Fast forward - Through a series of events, I was fortunate enough to meet the welcoming, professional and friendly team at King Emlak. From the very beginning, I felt heard and respected and in short order, my dream villa appeared. It was everything I had hoped for and more. The process was made simple and I felt supported through each step of my purchase. My experience did not end with the purchase, however. The maintenance of the pool, garden and the craftsmen who work with King Emlak after a home purchase are top notch. I have been so grateful for their advice and expertise. The relationships among the team is apparent. They seem to work seamlessly. No matter who I spoke to about my experience, once I mentioned I was being assisted by this company, the reputation of King Emlak and assurance that I had used the right group was affirmed. Sezgin, Yasar, Leanne and Burcu have been instrumental in helping me create my next life chapter.

Real estate transactions are not new to me. I was a realtor for over 15 years in the United States prior to relocating to Turkiye. The area I lived and worked in had high growth and I dealt with luxury properties, assisting my clients in both selling and buying homes. I am so grateful for my Dalyan experience. I cannot imagine working with any other company - King Emlak is superb!

Whilst property hunting in Turkiye for around 18 months, there were around 7 trips and search covered Alanya, Didum, Akbuk, Fethiye. My German friend and I looked at lots of properties with numerous estate agents, along the way we heard some tall stories tailored to fit what the agents thought we wanted to hear ;Yes, dogs are definitely allowed [no when we spoke to the community Manager that was Not correct] incredible escalating prices combined with shrinking management fees made for an interesting would be buyers experience. Then on my last but one day searching in Fethiye, I decided to travel to Dalyan. Leanne showed me a number of properties and I fell in love with a quirky traditional cottage, the very last property I saw.

The buying process was smooth, [in spite of my tricky Youtube famous lawyer from Fethiye] the team at King Emlak took it all in their stride and absolutely nothing was too much trouble for the incredible team there, [they even restored my faith in Estate Agents- no easy task as I was scammed in Marbella by an agent in cahoots with their recommended lawyer] but I have no hesitation in vouching for this agent- they go above and beyond, and really care about reputation, and great service for buyer and seller alike. They arranged my transfers to/from the airport, found me a fabulous friendly and reasonably priced hotel where I stayed until completion and I was handed the keys.

King Emlak provide regular maintenance inspections for my property, and they promptly and very efficiently arranged redecoration, a new aircon unit etc. Nothing is too much trouble and they do not rip people off, it is an independent agent not a chain and everyone takes great pride in establishing and maintaining great relationships.

Buying a property can be stressful, especially in a foreign country but if you discover Dalyan and buy through King Emlak then count yourself very, very lucky, I can't recommend them highly enough!

We were looking for property in Dalyan a few years ago and asked for recommendations of estate agents there. So many people named Leanne at King Emlak and I messaged her enquiring about current properties on the market suitable for us. She was the most helpful, knowledgeable and 'unpushy' sales person I've come across! We never felt pressurised, there were no hard sales tactics on viewings and we felt we were in the best hands finding us the perfect place. We were given a purchase cost figure and once we completed, we were unexpectedly reimbursed a large sum as it wasn't as expensive as they thought. That really impressed us.

After purchasing, King emlak continued to give amazing post-sales support, setting up utility bills etc. We even went shopping with Leanne and she bought furniture for us on her credit card to enable us to get it delivered, (obviously we paid her back!) She has helped us source cleaners, transfers, decorating, tiling, WiFi, and organised a total bathroom refurb whilst we weren't even there! Always trustworthy and obliging, there was no doubt when we sold, it would be King Emlak to market it. We received a solid offer very quickly after putting on the market and we have been kept up to date with sale.

We would have no hesitation recommending this trustworthy company to anyone considering buying or selling property in Dalyan.

King Emlak built our first house in 2012 and they sold this for us a year or so later very quickly as we wanted them to build a much larger detached villa in 2014, we put this villa on the market in 2021.

We were in no hurry to sell initially but our circumstances changed and King Emlak were very quick to respond and found us a buyer. We have been looking in the King Emlak window for ten years, this year we actually went into the office with the intention of looking and not buying! Leanne took care to understand what we were looking for in an apartment and compiled a short list. We decided that we wished to buy a house in Dalyan, I sought advice on-line, through Facebook and Turkish Living Forum and also in person from British residents in Dalyan. Of the many Emlaks in the town, King was the only one that received 100% recommendation without reservation!

I contacted the sales team at King Emak and made arrangements to view several properties. The viewings were conducted by Sezgin who listened and understood our requirements. We very quickly found a property that ticked all our boxes at a reasonable asking price.

The first time we went to Dalyan was in 1994 and we fell in love with the place, it was quiet, beautiful and truly Turkish. After this first trip we went several times and we decided to buy something.

We visited several estate agencies but were immediately attracted by the competencies, help and kindness we received from King Emlak. There are many Emlaks in Dalyan so it's always good to ask others about their experiences. We were aware of King Emlak as we always looked in their windows as we looked to fulfil our dream of buying property in Dalyan.

The feedback from others was always positive about Kings. In 2013 we took the first steps and went inside for help. It's a tough call buying property abroad as UK television is full of horror stories.
